ROOF MASTERS · DELRAY BEACH PROJECT SPOTLIGHT
From Terracotta to Slate-Look Clay Tile: A Delray Beach Roof Transformation
A complete tile roof replacement across a distinctive home with multiple roof levels and a palm-lined courtyard.

The project
This Delray Beach home presented a substantial roofing project: multiple roof levels, intersecting slopes, hips, valleys, and roof-to-wall transitions around a landscaped courtyard. The original terracotta-colored tile roof gave the residence a traditional appearance. The replacement brings a more contemporary, slate-look finish while retaining the home’s distinctive architecture.

A complete roof system, from the deck up
The contracted scope called for removal of the existing roofing, inspection and necessary repair of the plywood deck and fascia, and reinforcement of the deck attachment. It also included replacement metal flashing at valleys and roof edges, roof-to-wall flashing where needed, and new flashing components at roof penetrations.
The specified underlayment assembly combined mechanically attached TAMKO asphalt-saturated felt with CertainTeed Flintlastic GMS SBS modified bitumen. La Escandella TIPK Slate Klinker clay tile was specified with ICP Polyset AH-160 adhesive attachment. Together, these scope elements address the layers and transitions beneath the finished tile as well as its appearance.

Detailing a complex roof
With 49 roof facets identified in the measurement report, the roof required coordination across numerous changes in direction and elevation. The project photographs document the progression from underlayment work to finished tile courses, including the hips, valleys, and courtyard roof sections that define the home’s roofline.

The finished result
The finished photographs show a cohesive slate-look roof that complements the white walls, arched openings, and tropical landscaping. Consistent tile courses and coordinated hip and ridge lines give the multi-level roof a unified appearance.
The project contract included permits, inspections, job-related cleanup, and a seven-year Roof Masters workmanship warranty, subject to the contract’s terms.
