A major renovation and addition transformed this traditional Mediterranean-style South Florida home into a contemporary residence. Clean architectural lines, expansive windows, and white exterior finishes reshaped its appearance while incorporating portions of the original structure into the new design.

The roofing helped bring the original residence and the addition together. The retained portion preserved its sloped roof configuration, while the addition introduced flat roofs framed by parapet walls. Roof Masters completed the tile roof replacement and flat roofing installation, coordinating the systems, drainage, and connections.

Ultra White Westlake Tile Roof Replacement

The existing sloped roof received a replacement roofing system finished with Ultra White Westlake flat-profile concrete tiles. Their streamlined profile complemented the contemporary architecture while preserving the roof geometry of the retained residence.

Beneath the tile, the roofing assembly included a mechanically attached GAF base sheet and a hot-mopped GAF RUBEROID modified bitumen underlayment, providing a waterproofing layer beneath the concrete tiles.

Modified BUR Flat Roofing for the Addition

The addition’s flat roof areas received a hot-mopped modified built-up roofing system, commonly called modified BUR. Parapet walls frame these roof areas and contribute to the strong horizontal lines of the remodeled home.

The roofing work included flashing at parapets, roof penetrations, and transitions to the existing sloped roof.

Tapered Insulation and Roof Drainage

Approximately 2,600 square feet of the upper flat roofs incorporated tapered insulation designed with a slope of ¼ inch per foot. This creates a drainage slope beneath the roofing system, directing rainwater toward designated outlets.

Roof scuppers and emergency overflow scuppers were included at the new parapet roof areas, providing paths for rainwater discharge while maintaining the home’s clean architectural appearance.

Connecting the Original Residence and the Addition

Bringing the two roof configurations together required careful attention to their transitions. Roof tie-ins, crickets, and wall flashing were incorporated where the new construction met the retained residence.

These details help direct water around roof intersections and protect the connections between the sloped tile roof, flat roofing, and adjoining walls.

The Completed Transformation

The finished project combines the retained sloped roof with the flat parapet roofs of the contemporary addition. Ultra White Westlake flat-profile tile complements the updated exterior, while the insulated modified BUR roof areas support the addition’s architectural design and drainage needs.
