From Red Tile to Blue Standing Seam: A Delray Beach Commercial Roof Transformation
Metal roofing, insulated flat-roof sections, and wind-mitigation improvements

A commercial property in Delray Beach received a distinctive new look through a roofing project combining blue standing-seam metal with white modified-bitumen flat-roof sections. The transformation replaced the building’s traditional red tile appearance with clean metal lines that complement its updated white-and-blue exterior.
The work extended beneath the finished roof surfaces, with attention to deck preparation, wind mitigation, underlayment, flashing, drainage, and roof-to-wall connections.

Preparing the Roof From the Deck Up
Replacing the existing roofing provided an opportunity to strengthen the roof assembly and incorporate wind-mitigation improvements beneath the new roofing systems.
The scope included removal of the existing roofing, inspection and necessary repairs to the plywood decking and fascia, and reinforcement of the sheathing attachment through re-nailing. Wind-mitigation work also addressed the roof-to-wall connections, including additional fastening of existing straps and supplemental connectors where needed.
Together, these improvements reinforced the underlying structure and provided a sound foundation for the replacement roofing systems.

Blue Standing-Seam Metal Roofing
The specified metal system was Dynamic Metals DM Class 1500 Series: 24-gauge Galvalume panels with 1½-inch mechanically seamed ribs and a concealed clip attachment system.
Polyglass Polystick XFR self-adhered underlayment was specified beneath the metal roofing as the waterproofing underlayment layer.

Insulated Flat Roofing and Drainage
The project also addressed the building’s flat-roof sections. The contracted assembly specified tapered polyisocyanurate insulation to create positive slope and improve drainage.
Above the insulation, the specified three-ply Polyglass system included:
- Elastobase V: Mechanically attached base sheet.
- Elastoflex SA V: Self-adhered intermediate layer.
- Elastoflex SA P: White granulated modified-bitumen cap sheet.

Roof Connections and Flashing Details
The wind-mitigation scope included supplemental fastening of existing straps and Simpson Strong-Tie HGAM10KT connectors where needed, followed by replacement and re-nailing of the affected sheathing.
The roofing scope also addressed valley metal, drip edges, wall flashing where needed, and flashing at plumbing vents and other roof penetrations. These details helped integrate the sloped metal roofing with the adjacent flat-roof areas and address vulnerable transitions throughout the roof assembly.

The Finished Result
The completed roof gives the property a cohesive commercial appearance, pairing blue standing-seam panels with white flat-roof sections and the building’s refreshed exterior.
The project demonstrates Roof Masters’ ability to coordinate multiple roofing systems, structural connection improvements, deck preparation, and detailed transitions within one commercial roofing project.
