How Long Does a Roof Last in South Florida?
A roof’s service life depends on the roofing system, the quality of the underlayment and other materials, installation workmanship, ventilation, routine maintenance, and exposure to South Florida’s intense sun, heavy rain, humidity, and tropical storms.
- Asphalt shingle roofs: Approximately 15–25 years, depending on shingle quality, ventilation, and maintenance.
- Metal roofs: Approximately 40–70 years when properly installed and maintained.
- Tile roofs: Approximately 25–50+ years. The tile itself may last longer, but the underlayment, flashing, and other components often determine the service life of the complete roofing system.
- Flat and low-slope roofs: Approximately 15–25 years, depending on the roofing membrane, drainage, installation, and maintenance.
The Roof Replacement Process
In Florida, tile roof replacements or installations involve selecting materials, ensuring proper installation, and adhering to specific building codes, permits, and engineering requirements. Here’s a breakdown of the process:
Roof Inspection and Consultation
We inspect the existing roofing system, assess visible damage and roof-deck conditions, discuss your goals, and recommend the most appropriate roofing options for your property.
Material Selection and Proposal
Our team helps you select the right tile, shingle, metal, or flat roofing system. You receive a detailed proposal explaining the scope of work, materials, warranties, and project expectations.
HOA and Architectural Approval Coordination
For properties governed by a homeowners’ association, Roof Masters helps arrange and coordinate the architectural approval process. Our team provides the HOA or Architectural Review Board with the required contractor documentation, roofing specifications, product information, color selections, and material samples. We follow up as needed to help secure approval before permitting and installation begin.
Permitting and Project Preparation
Roof Masters prepares and submits the required permit documentation. Product approvals, notices of commencement, and engineering documentation are coordinated when required by the building department or project conditions.
Removal and Roof-Deck Preparation
The existing roof covering is carefully removed. The roof deck is inspected, and any damaged or deteriorated areas are documented and repaired before the new roofing system is installed.
Underlayment and Roofing Installation
A high-quality underlayment and the selected roofing system are installed according to manufacturer requirements, approved specifications, and applicable building codes.
Inspections and Final Walkthrough
Required inspections are coordinated throughout the project. After installation, we complete a thorough cleanup and final walkthrough to confirm workmanship, review the completed roof, and provide applicable warranty information.
Wind Mitigation, Code Compliance and Documentation
For qualifying site-built, single-family homes located in Florida’s wind-borne debris region, a roof replacement may require improvements to roof-deck attachments, secondary water resistance and roof-to-wall connections. The $300,000 threshold applies to the home’s insured value—or its taxable value when insured-value documentation is unavailable—not to the cost of the roofing project. Through our parent company, Build Masters, a Florida Certified General Contractor, we can coordinate required engineering, strengthen qualifying roof-to-wall connections, schedule inspections and provide documentation for permitting, code compliance and insurance purposes.
